Primary market sales rose faster than listings
The one fact that changes what you should do right now: sales in this market grew more than twice as fast as inventory. The Real Estate Data Aggregator counted 1,698 homes sold across the Primary market in the three months ending July 31, 2026, up 10.3% from the same months of 2025. Homes for sale rose only 4.6% in that same period. Demand is still moving through this market faster than supply is building.
Compare that with the country. The National Association of Realtors put U.S. months of supply at 4.9 months, the highest level in over ten years. This market is well below that.

Months of supply tells you how long the current stock of homes would last at today's pace of sales. Lower means tighter. The Real Estate Data Aggregator counted these figures for the three months ending July 31, 2026.

Prices: most ZIPs held or gained
Not every ZIP saw prices rise. That is worth knowing. The Real Estate Data Aggregator showed median prices down in three ZIPs and up in six, for the three months ending July 31, 2026.
ZIP 50323 led with a median sale price of $472,750, up 10.7%, per the Real Estate Data Aggregator. ZIP 50023 dipped 4.3% to a median of $354,000 in the same period. Even so, ZIP 50023 had only 2.2 months of supply and homes went under contract in a median of 24 days, 3 days faster than a year before.
How fast are homes moving?
Speed varied a lot across the market. ZIP 50322 had the fastest median at 15 days. ZIP 50263 sat at 113 days, 24 days longer than a year before. Most ZIPs landed in between.

Homes going under contract fast
The share of homes that went under contract within two weeks of listing tells you where buyers are moving quickly. The Real Estate Data Aggregator tracked this for the three months ending July 31, 2026.
What mortgage rates mean right now
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60% on the same date. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025, and rose nearly 40 basis points over the four weeks before that. Higher rates slow some buyers, but the Primary market's sales still outpaced inventory growth in the three months ending July 31, 2026.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Locally, most ZIP codes matched or beat that pace, per the Real Estate Data Aggregator.
What sellers received
In most ZIPs, sellers received close to their asking price. The Real Estate Data Aggregator tracked the average sale price as a share of list price for the three months ending July 31, 2026. ZIP 50263 led at 99.7%. ZIP 50266 was lowest at 98.2%, down 0.3 points from a year before. That is a small dip, not a collapse.
